For some reason it seems to give me more confidence? 

I was more comfortable with the other buyer and settlement went smooth and they didn't beat us up on inspections so I'm confident we made the right decision.

It would give me more confidence in a scenario where I found an opportunity where cash flow with leverage was lower than i'd like but ROI looked good.

I've been reading and researching my local market for a bit, and feel confident that there are some good deals around.
