What are good ways to research neighborhoods and budding areas to invest in?

Googlemap the neighborhood and see how many pools there are in that area, probably pretty common in your demographic area (4BR in Morris County).

It depends a lot on price point, location, and the “showable” condition other active/pending/sold listings within the neighborhood.

I thought this is interesting....Price in my neighborhood has been dropping the last 3-6 months, but yes, those are $2M homes...Today, I was on Zillow, and saw MANY C class MFH in Phoenix are having price reductions...Is the entire market turning the corner now? 

Sometimes it will be all you have in the face of things as cruel as finding out that they left their animals behind without food or water when they skipped out, or as malicious as lying about you to everyone in the neighborhood for months, or as painful as discovering that yes, you do need to spring for four thousand bucks of unexpected expenses in January to change out the furnace that went bad at just exactly the wrong time.
