Brokers/Agents here are not allowed to do anything to that Contract for fear of practicing Law without a license.

Best way to rid yourself of fear is to take action. 

I've heard it is a common mistake for rookie investors as a place not cash-flowing is a fear.

I fear that I could not find tenants that would actually want to move into any rentals in the area.

I would fear any quality tenant would find a new home as soon as they could. 

Starting out it was my biggest fear that the market would contract price-wise and price investors out of the market.

I'm guessing you're talking cook county and thats a nightmare of a county (I have a couple of houses in cook county and fear every one of them).In terms of the noise, thats just silly.
