Sounds like it was a combination of yellow letters plus good, old-fashioned hard work that got the deal done.

Because, when we give with an eye toward what we will get in return, it ceases to be giving and becomes a form of lending.It's sad to me, that when I help someone, they so often ask how they can repay the favor.  

My understanding is that Chicago's laws hugely favor tenants over landlords.

I don't expect to get all cash pricing but at the same time your purchase needs to be at market or slightly below and then get really favorable terms.In a perfect world you could get a cheap price and owner finance.

Or possibly though local credit unions, who may offer you more favorable terms.

For instance the Denver opportunity may be somewhat lower return but it's close to home so should get adjusted to be more favorable.

The realtor's excuse was "They do favors for me, they don't charge for everything, if you have future deals he will work with you". 

He calls me for favors when he needs an AC or roof repair, but, did not continue to try and find me a buyer and he knows every builder in S.

I am planning on doing this one  Sub-To as well so all I would need is the money for rehab and holding costs.Would this situation be favorable to a Blanket Loan?
