She can get a fair rate of return that is sure to blow away what parking it in a bank account would provide and you can likely get better terms than with a bank.We love using a lease option model when filling a home like this because we often don't need to do all the cosmetic repairs that a normal renter would come to expect.

@Chris Trupiano I am using a company called RDC Capital that seems to be fairly investor-friendly, if you would like to check them out (they have things like interest only refi's, lines of credit 1MM and 3MM- you just have to have a net worth equivalent to 20% of the amount, so $200K and $600k respectively).

Wanted to introduce myself ...my name is Isidro...i am from California, i recently got offered an opportunity to get into the real estate investing by my landlord...he has been doing this for about 15-20 years and offered me to work with him...basically i find/generate him leads...he puts 100% of his money, we buy homes cash, if i work on rehabbing he will pay me an hourly rate, and in the end he gives me 40% of the profits...sounds like a fair deal to me since i have 0 liability, i am not using my own money and he is an experinced investor.

Yes it is a Multi Family house Hack I live in the main part of the house they live in a attached apartment. check your city or state laws but federally if your owner occupying you are exempt from federal fair housing laws.
