Lenders will normally consider 75% of the fair market rent as your income for purposes of qualifying for the loan.An alternative to consider is a "portfolio loan" with a local lender like a credit union or community bank.

I have many apartments and 2 daycare facilities although none in the same building so that would be right up my alley.If you're fairly new to real estate investing and it's not a great deal, there may be some complexity involved so you may want to pass.
