I am new to the real estate and investing field and looking top meet up with experienced investors or agent investors in the Cleveland and surrounding areas to network and learn!

Would any experienced investors have any ideas on how I could attempt to purchase this home using alternate means?  

I see your hesitation, I think that in this strong rental market we are experiencing in Denver right now it would make this an ok deal, in a softer rental market this would probably suck to own. 1/1 is going to have more turnover than a 2 bed, more turnovers ultimatey equals less profit.

Given that it was Sunday the part was not available.On Monday, the commercial tenant claims to have experienced a loss of revenue because the space was too cold to receive (scheduled) clients.The tenant offset the rent by the amount of revenue alleged to have been lost that Monday. 

Do you mind sharing what you would do differently today now that you are more experienced? 

Cash + short inspection window (five days) + short closing (<two weeks) + experienced REO realtor + get your offer in as quickly as possible = very good chance of your offer accepted.I don't think a large deposit is necessary or a big selling point for the bank.

I'm experienced in managing rentals, but I'm about ready to have someone else do it since the bulk of my rentals are 45 minutes away and inevitably every problem seems to come while I'm on vacation.
