Any creative recommendations to lower the monthly mortgage payment by $500-$700 in the near future or am i going to have to sell and use what i made from forced appreciation to start again? 

In case you plan to do the renovations in the future, it is highly recommended to get them done without a tenant in the property.

Excuse the rookie question as maybe it's obvious, but having only purchased a primary property a couple years ago and under contract to purchase my first investment, looking for some guidance (not expecting a line by line breakdown). 

Are the landlords still expected to pay commission to agents on both sides, leasing and showing ?

But if I hire a professional to perform work on my property, I will 100% expect them to have it as well.

It's very costly there so I will be excited to chat about this in the near future. 

I feel this feature will become standard on other price softwares in the future
