Your seller will likely do better if you put the property on the open market, meaning MLS listing, open house events, promoted through your company website, etc.

I'm very surprised since this strategy is promoted to no end on Bigger Pockets and other forums but I've never before heard anyone mention this might pose problems with insurance!

multiple offer situations are shady as hell (they probably listed it low to entice an auction-style bidding). you never know what you're gonna get or not. you could use an escalation clause that you will pay X over the best offer up to amount Y (your absolute max offer). not all agents are versed enough with these, however.

Be careful of the promoters that only talk about the big wins, if you can't live with the day-to-day, odds are you won't be in the market long enough to win.
