Are the two points mentioned above good enough reason to constitute an 'emergency' or sufficient reason to enter her room?

Buy right, have a couple of exit strategies, keep emergency funds.

Make it clear to have tenants communicate with you via email and not phone unless an emergency. 

We have already built an emergency fund and want to put our best foot forward. 

Middletown is nice little city that I have seen emerge since buying property.

It is there for emergency purposes only. 

I've noticed that most of the emerging markets identified by others tend to be large-scale metro areas.

Thanks for the replies everyone.I'm looking for the epicenters of activity in these economically emerging areas.

I personally feel well having an emergency fund covering 6 months of all expenses (including all of my mortgages), several cash producing investments that pay me even if I am not working, no debt outside my mortgages, and a very stable job that pays a decent amount is doing pretty well. 

So let THEM deal with emergencies, tenant calls, etc.
