There is so much information for agents that it can be easy to absorb and not apply.

talk to the dept of health first (records requirements etc), establish what upgrades/maintenance required, line up a reliable repair/handyman/type person, consult lawyer, and then make your offer, see if you can buy the land it's on via lot line adjustment (ideal scenario). a lot to be aware of, such as system upgrades or county code changes bringing in the requirement to add metered connections to an older small system, for just one example.Otherwise- owner doesn't want to manage, I doubt you really do either but could be wrong.

For example if there's a door connecting their unit to your unit you would need to either wall that off or replace with a fire door and keep that bolted. 

Don't get too caught up in the over analysis trap, it is too easy to do that, there is a formula for everything these days.

As for taxes, I'd recommend connecting with a CPA or tax attorney who has experience with rental properties held in LLCs.

I had like 2 of them direct to seller through a connection being that we have a large database and they asked me to buy but 95% of the time they just come from the MLS.
