If you get a lot of enjoyment from your toys and they just aren't sitting there rotting (like most people's toys do), then it may not be worth it.

@Jonathan Mednick Jonathan,  I'm not sure how I am missing the point it seems pretty cut and dry, I understand that these turnkey companies are providing the most basic information but I am saying that a lot of them are being very manipulative and dishonest in terms of their expectations In my opinion many turnkey providers are trying to take advantage that many investors interested in them have little experience in real estate and think that they won't properly run the numbers...

Put dried flowers of the area in your rental. 3. make or buy a field guide of the local flora or fauna in the area.

Trying to DIY wiring, letting broken windows stay broke for 2yrs leading to pigeons setting up inside a historical property, bleeding your parent(s) dry while siphoning money out of a rental. 

That said, if you do get them and you choose a "fancy" front loader washing machine I would post some rules about leaving the washer door open, physically drying excess water off the door and drum, and any other instructions to prevent mildew because those units are evil and you will get mildew stains when your tenants leave, especially if they're used to normal washers.
