While charging for cleaning from the security deposit might be a good idea (will have this in my new lease) this is not an option for the current tenants as I inherited them and the damage they caused (dry wall, broken bedroom doors) has wiped off all the security deposit they had.Stanley Steamer has high prices to cover all of their advertising.

You should be able to get better returns and more steady tenants, but vacancies may take 6 months or more to fill in.I post all of my listings on craigslist - however I'd suspect in a small town you'd need to focus more on highly visible signs, not internet advertising.
