Tell you a story.. so in MA, if you give notice to tenant to vacant, immediately the tenant would go to the board of health ---- board of health even told me straight up during my call that they use this trick for years.

I have an idea to get the building for cheaper by offering the current owners free or below market rent for the $650 unit (unfortunately they are in very poor health, need to get rid of the building, but want to stay in current unit) I know that the rents do not meet the 2% rule, but I am wondering in a situation where comparable buildings are selling for much more and in such a desirable / easy to rent neighborhood if you guys make exceptions to that rule?

2010 was a huge year for me....i've added a ton of rental units thru distressed sellers...my bandit signs have given me great leads...i bought a few properties sub2, flipped a few houses for quicker cash, held financing for buyers, sold a note, working on selling another note as we speak, bought some great cashflowing properties between 8-12k/unit that rent for beween 350-450/month...i can't find my post from this time last year, when we set goals for 2010, but if i could, if feel like i could scratch it off...now my last goal for 2010 was to purchase a new truck and get health insurance...the truck may have to wait til 2011..haha...anyone else?!?

But you must show a paper trail that supports the living person's claim of authority.Regarding getting signatures from an elderly person or someone in poor health, I recommend that whenever possible you go to see that person yourself.

A seller who has just gone through a divorce, is headed to foreclosure, is in poor health, is moving from the area by a certain date, in other words, sellers who must sell to avoid a greater financial loss, these seller won't meet those definitions of MV.
