Many agents like myself, or @James Wise for instance actually have appraisers calling us to get our opinions on a properties value when they are doing an appraisal on another sale.

In my opinion if you go to those markets you have to at least have some signs of job growth.

It isn't a home run, but it cash flows even at a conservative underwriting level.Being unsure of your next move is never OK, in my opinion.

Hi everyone,When researching median sales prices for my local real estate area, I have found Zillow, Realtor.com and Trulia to have very different statistics.I would be interested in your opinions of what source you use and who is the most accurate.

In my opinion it is a tenant caused repair and they need to pay.

I was looking for a perspective that I may not have thought of, so any opinions are welcome.

Market cap rates continue to push into the low 5%'s, and I'm seeing new & renovated buildings sell for mid-high 300k's per unit in the right areas.I'm happy to share some market data and offer opinions where I can.
