My attorney here in AZ has a form that we send to the tenant that they must have filled out and signed by their Doctor, we accept nothing other than our form because generic forms are sold on the internet everyday.

It all depends on the expense to sell that property and the risk associated with the sale.Every owner says "Well it will sell in a day""It's the best home around because""This view is worth $35K""The recent sold didn't have a kickout in the kitchen and it is worth 40K all day long"So my suggestion would have been to find a couple agents to get ideas.

I also have contacted the county commissioners and copied the sheriff's department - detailing how this incident has played out with the 30+ calls.The county commissioners are the ones that estate how the noise ordinance is set up, in which law enforcement has to catch the culprits in the act.I will continue to report them as I want them to move.

Keep it simple.I made to many mistakes...so now I only will get an obvious good deal at about 50% and no major work....work should get done in two or three weeks and put up a for sale the second you close....for .99 cents you can get a for sale by owner and you will see the neighbors will be your best buyers...even though the house may have been for sale for a year or more.Once the neighbors see the house sold...then they want it...they say...darn...I should have bought it....so jack up the ask about $25K over what you paid and just fix the yard and paint the front of the house and clean up the mess inside and see what happens.
