True market comprehension is how you find deals, not by stumbling upon them.

If the financing is a necessary piece, then at minimum there should be a comprehensive partnership agreement.

I just sold one last week where the total sales contract is 184 pages long, exactly how in the F is the normal person to have any clue of comprehension of such? 

If OA's are included in that quote that are comprehensive than I would consider that a deal.

If you are getting close to closing and they are asking for an extension because they didn't get their ducks in a row prior to closing and now they need more time I would absolutely do what others have said and make sure there is a large monetary incentive for them to leave as quickly as possible... once a procrastinator always one...If its something along the lines of needing the funds for their next purchase I would make those accommodations best that you could.

My suggestion for you is to develop a comprehensive tenant screening criteria which clearly specifies your acceptable and non-acceptable conditions.
