As a newer landlord here in San Diego, I'd like to get inputs on everyone's procedural steps they take, as a tenant's lease is set to expire.   

However, promoting a $35,000 West Side Home in a disposition effort has proven challenging as:-Access is restricted until final walk through before closing-A non refundable deposit is required (required by dispo company)-Only pics of the outside of the home-Home will be vacant at closingThe home looks decent from the outside & allocating for a full rehab on an 850 SqFt SFH, home est. retail value after reno around 150kLooking for thoughts of other investors & or realtors on this one as I thought this one would fly off the marketplace....  

It may be challenging to find DSCR at my price point.

Having said that, I'm not aware of any tax court cases where that was challenged. 

I’m curious what the large HML’s require.All of our borrowers could probably afford minimal damage to all their homes, even if we had to step in and help with the repairs.

They may also challenge the sale (maybe they weren't properly notified.)I suggest you read the tax sale laws in your state. 

Anyways, Thank you @Michael Stanton and I am trying to stay a step ahead and protect myself, hence the question-Is there a way to not get bypassed if I show a potential partner this without it being under contract?  

I would spend summers working at job sites so the construction aspect is not foreign to me.I am also a trained CFP, certified financial planner, so the numbers aspect is not confusing.I suppose the main challenge I have is actually buying a house.

I was told that one of the steps to take to see if the deal was worth it was to find a agent that would be willing to help with the CMA. 

Also, what would be a good next step in order to continue my real estate journey from where I am at so far.Thanks a lot Andrew
