I'm following the market trends and it appears that investors are buying the properties but I'm not really seeing anyone buying their flips.

I am actually curious though if it is possible that we are seeing a new trend in RE.

As for what you said about buyers "catching the fever" and taking the "rents will keep rising like crazy approach;" if we are not to use historical trends and data to assist in formulating our future projections which are ultimately used in making our investment decisions, how is it that you propose we evaluate potential deals?  

Well, we tend to use sale comps(comparables) to determine market trends and home values.

Once you say NFL, you instantly have a captive audience amongst a large portion of the American demographic.

Is the appreciation that you've seen over a specific span of time (e.g. past 5 years, 10, 20), and do you expect it to follow the same trends as in the past?

Sub-Saharan Africa has the best demographic trends however due to widespread corruption and not joining the capitalist movement the opportunities for its people and growth are extremely limited.

I don't see a trend that way in my market.

Once you track properties for a little while you will start to see trends and know a 'deal' when it shows up (its like seeing the glitch in the matrix... sorta happens.... ha) then buy it!
