Also, what are some tips and tricks to finding investors?

I need a ton of help but mostly conservative costs projection to build a  5 home subdivision, average lot 1.2 acres, longest distance to run electrical wires, water lines, gas lines, sewer lines would be 1200 feet, install a double road, fire hydrant, 50-75’ driveway from road to each house, 5 street lights, cable.  

I am looking for hard money lenders so if anyone has any tips, I'd appreciate it. 

It's from 1970 and has a tenant there for 3 years already that plans to stay.I appreciate any tip on that.

That is kind of a background my main question is, does anyone have any knowledgable tips for someone just starting out in the industry or is anyone willing to have a conversation to share knowledge/experience it would be hugely appreciated. 

I've been advised to set up separate LLCs for international investments and would like additional tips/advice from individuals who have done this already.

Also - any tips on regulation regarding doing work to siding/porches which have tenants in the property?
