Talk to her and clear the air versus stewing about it while she going to the bank

Is there an easy way to tell by looking at the bank?  

I like the war zone areas because I can buy them cash and fix the property outright without getting loans from the bank with tenant in place and sell to an investor as turnkey rental.

So we decided to write an agreement letter explaining we will use the $1000 of deposit towards the last months rent to help her move and we would wave the $50 pet fee if she met the following conditions:1.

It's just that it's a little harder and you pay a little more.Find a bank/mortgage broker that does Portfolio lending.  

You don't want to be stuck with 2 properties that both need new windows or something goes wrong and then you have no more cash in the bank and now you have to liquidate.
