The only reason to even consider an assumption in today's market is if there is a high pre-payment penalty that would make the sale free and clear unattractive to a seller.If you don't mind very low leverage, and there is significant upside that can he harvested when the pre-payment is either phased out or the new value is so great that the pre-payment is in-material to your return.

Hey all, bit of a hypothetical question here, but would you be worried if Carson's 15% flat tax would be adopted at some point? He said there would be no deductions...which would obviously have a huge negative impact ...

How can he do such a thing when we have an original estimate, a verbal agreement, and email threads showing he would do the work for the original agreed upon price?

@Ben Leybovich I understand what you are saying, and yes, it is very possible they would end  moving out and I'd incur turn over costs immediately.
