Hunter/Windham areas can probably do well due to the ski season and even summer time when there are other events going on on the mountain.  

Don't get over your skis but if there is excess capital in your investment, this could be a good way to make use of it.

Going much below $100K will skew the APR upward when I add in my fixed costs/fees and, if you go to low, you hit that those ceilings.

Not to be cold, but a pre-divorce market would likely be profitable, if you could find it.
