I was thinking $100k because I'm imagining all kinds of capex expenses coming up and want to ensure I have enough reserves to handle them. 

I ask for previous landlord info but I personally have never called a previous landlord for all of the reasons @Kevin Sobilo mentioned.

I like concise lists with all the info.I just wish things were a little more relaxed.

Most PMs offer "bookkeeping services" as a statement showing all the transactions per property they are managing.

My options are:-Refinance now and foot the extra bill and stay in this current home (I would be footing all future closing costs) and pour most of the money earned from the other sold home into the one I currently live in. 

Maybe do an MTR for one of them since RWC is near various hospitals (I'm looking into doing this) or even rent-by-room.Construction is expensive here, so even with all that it can be hard to pencil out.

Days On Market (DOM) are trending up everywhere - suggest you find out the trend for Akron.It's now Fall - there's a decent in drop in all things real estate after Labor Day when they kids go back to school.Next drop is after Halloween when consumers go into Holiday mode.How often are you dropping your asking rent?
