@Jason Wray when I moved from the first house, my girlfriend at the time (now wife) and I bought a primary with VA but down 20% so we could take advantage of the low rates.

There are some advantages and disadvantages and TX may be different than NC. 

Real estate is a long term game, so timing a purchase for the Spring or Summer may be less advantageous than say buying in the Winter.

So many things could have gone wrong and we could have been taken advantage of, but it worked out.

State level FL --> City --> zip codes vs us putting the specific zip codes)            - I think the advantage here would be the ability to guide people to areas they didnt think of or thought it was a decreasing area when data shows in fact it isnt.  

Having the preparation to take advantage of opportunities that come your way.

And if rates rise in your area and you have a long lease you cannot take advantage of that.

This is one of the advantages of investing in a syndication you do not get vs. investing in a stock market or REIT.

Ironically, if you can get really good at navigating/managing to the rules here it can actually be a competitive advantage.
