I have had tenants for the last 2 years paying my mortgage for me and that allowed me to become a Real Estate Agent.

•Next steps for me: I promised my wife I would press pause until our new baby is born in December WHOOP and until I graduate from night classes (also December). 

I am in Texas on a TAR contract and my contract reads that a move in move out form is required to be turned in by the tenants two days after commencement date. 

(the only difference is I put 20% down on mine whereas she put less than 3% on hers-so no PMI for me but still paying PMI on hers and her payment is about $300 more a month than mine because of that). 

For me personally, I use a combination of Podio and ActiveCampaign...

Overall, I'd really appreciate any and all tips you guys have for me! 

We are working on acquiring our first property soon.We want to form an LLC for our rental property in works in AL.

So neither of you were doing what you were supposed to....but thats a moot point, because its in the contract, and the seller and buyer sign that form at closing that says they will correct any mistakes post settlement that arise.

For me liability and  potential fire issues are the main concern.
