My suggestion is eat the pain and try to talk to them and get it done what you need to. 

I see posts from people here all of the time that have a great contractor and they want to grind them down and treat them like a crappy employee and then they wonder why "all contractors are so awful."

I'd suggest talking with a lender about SBA or even better, USDA lending.SBA will probably get you a 10 year term. 

I would suggest NOT to buy the property if the tenant is not accepting CASH FOR KEYS
