I've previously done all less than 4 units where I got residential mortgages at much lower rates that cash flowed well on 15 year. 

I'd pay the loan payments with the proceeds if my STR cash flow isn't enough to cover it but just until I can sell each of the units next year. 

Investment Info:Small multi-family (2-4 units) buy & hold investment.

PM should set up owner authorization so that when a unit is vacant that utility bills go to the PM to pay.

I am looking at a 4 unit multifamily property in McHenry, Illinois.

We have done about 18 units out of 36 along with the outside and are currently working on the pool area and landscaping.

I have been under property management for one of my units for the past two years, and planned to self manage at the end of our contract term.

Its a 2 unit , 3 bed 2 bath build in both units. 

I have a unit that was vacant for 3 months and they still charges me  management fee even though it was vacant and they didn't know about until I notify them about the low rent that is collecting from them.

I have multiple properties under Lease Contracts at this time, and am looking to grow my portfolio in the top markets in the United States.
