I live in Denver, and work at an established Title Company, so please use me as a reference for Title questions.  

Just got the prelim title search for a property, the owner has a recorded federal tax lien on early June 2007, that lien is attached to his property, around $110k and he obtain a mortgage by refinance his property( property is previous paid off), the mortgage is signed by the End of Jun 2007, recorded by early July 2007.

Right after you close get an insurance policy that protects you if there is a loss.  

Don’t forget, some properties need lawn care, or snow removal, or insurance is more than double, or the house is brand new, or it’s 120 years old.

I also want to possibly close a few deals for myself and negotiate with a buyer as the "Owner" of the title and property at times.

At 65k with taxes and insurance you should be under $500 a month you can't beat a cheap place to live. 

My broker and title company will allow us to do the deal, but I want to make sure we get the cleanest language on the contract possible.

Lender's title insurance might be a little more expensive on the $700k one. 

The one I have had since 2012 is titled in my LLC and the other I just purchased in July with cash value from my life insurance policy and titled in my name.
