(They were into goth, black hair and nails, tatts, etc, but GREAT TENANTS... picture of them with grandma on the wall :)   I had to consider the month or more rents lost if they left.. they leave end of month, i can't do a turnaround in less than a week or two, so by the time i advertise and get a new occupant, 30 unpaid days blew by.

Our agent posts the listing (which we fill out - our pictures included) and does all negotiation (through us obviously) for about $1,500.I'd advise to look for an someone who is not obviously a "flat fee" agent.

DO NOT DO BUSINESS IN MISSISSIPPI WITH GLOBAL FUNDING COMMUNITY DEVELOPMENT, LLC.....based in Florida building under Go Zone in Mississippi....beware....they approximately 5 companies setup that funnel money into Global Development.....flips are involved.....Dream Developers, LLC, Land Solutions, LLC, The Squad, LLC, among others.....someone buys the lots under Land Solutions employed by them....get the picture now
