Seeking sharp, Chinese bilingual property manager /real estate agent to help with a cash for keys negotiations with a few tenants. 

I priced it only about 14% higher than the long term rental which matches traveling health professionals' budget on Furnished Finder.So I'm leaning toward longer term rental because even if I secure midterm tenant, that 14% more isn't really worth the potential vacancy. 

When I talk to loan officers they say a DSCR loan would be ideal for even a newer LLC because it's more about the numbers on the deal as long as you have the cash for the average 20% and whatever points down.

I know it'll take more than 1 postcard sent out or one call made and I know I need to make multiple "touches" over a month or two to truly get engagement.

Someone with 3 deals or more would qualify for 90% of purchase and 90% of rehab. 

2-if you started to self-manage in January 2025 and managed for the remainder of the year would you not satisfy the 100 hr rule and participate more than any others?

In addition, you're getting close to owning it across two tax years and actually owning it for more than one calendar year.   

Of course it would be more than 90 days notice so they could rent until  Jan 31, 2025.
