Those of you who have a beach house and have an attached 1 or 2 car garage, what do you with the garage?

Sept 2021 is my goal to move.I'm currently looking for area's to house hack a duplex, triplex, or fourplex in the Long Beach and somewhat surrounding areas (but mainly long beach due to main street and location between OC and LA.)

My name is Joe and I currently live in Stuart, FL although I frequently visit the Orlando and West Palm Beach areas. 

It has a major airport, lots of sports/activities, drivable to a beach or mountain on a Friday afternoon, strong rental and real estate market.

Does a more desirable neighborhood come into play when underwriting sees its a smaller home but less then a mile from the beach?

Hi all,I am looking to buy an investment property in Florida close to the beach, but with no private pool.

It’s a small company based out of Virginia Beach where I just hang my license and work as “referrals only” otherwise so I’m not paying company dues for leads, swag, etc. but I still make a 100% commission on my sales.
