The difference culturally between these cities and surrounding towns is quite stark to someone arriving from a major city or foreign country.

The nurse work exhausting hours and they just want to arrive at the rental, unpack their things and hit the ground running with work, not make a bunch of phone calls and wait around for the cable guy or gal. 

We've arrived at real estate as one of the better vehicles to achieve this goal, and are mainly interested in a buy & hold strategy.With that said, she is currently looking for her first job out of college, and we were thinking that a few years of experience working for someone else could give us some REALLY valuable experience in our own personal investing.Does anyone have suggestions for where we should focus our attention to get the most bang for her time?  

I hope to pick up at least 1 additional rental while we are there.My wife will arrive in Great Falls a few months before I do, so I would like to have a house picked out prior to her move (Dec/Jan).I am also, looking for a REI group to attend, as well as, some contacts from the local area.

How did you arrive at the ARV? 

The meeting starts at 6:00 PM.You can arrive at any time but from 6:00 - 7:00 PM they'll have a Q&A which is very helpful for newbies and for experienced investors with tough problems.

If anyone needs a hotel room, I have a reservation for a room with two queen beds, arrival Oct 2, departure Oct 4.

The Tulsa real estate market there was white hot when we arrived, and it's still pretty strong today, even with higher interest rates.We bought 6 investment SFHs there in '22 and are busy looking for more!

Departing and arriving from the Heart America will now be extra especial with all the new locally inspired amenities. 

Watch out for the negative equity though, or you could get in trouble if your term with the sellers arrives and the house wont appraise for a loan for your tenant/buyers.Please, take this advice with some caution, since I'm a newbie too.Good luck
