This was a friend of the family deal that worked out for everyone.

I have some friends who are also very interested in investing here too, and they are counting on me to build a team, or find some key players with boots on the ground that we would be able to work with.

Insurance costs are also higher due to frequent hail and severe weather.

I now have new bathrooms, new boilers, new water tanks and yet I still keep getting frequent plumbing issues.

Friend is willing to loan me the cash for full purchase price (for a fair fee).

I have some very successful friends and look forward to joining their ranks one day.

The people that would be renting would be my friends that are going to college but we graduate in the spring so that would be the first opportunity they would have to move in and start paying rent. 

Some are more aggressive in pushing to conforming uses and some are more friendly.
