I encourage those around me (hourly, salary, and personal friends) to look for ways to make money outside of their regular jobs.

Definitely one of the things we'll be adding to the interview process for hiring any other professionals: "How would you describe your interactions with code inspectors?

Asking property management companies how they track tenant interactions seems like a reasonable question to ask in the interview process. 

Encouraging for all the beginner investors out there!

But still you may want to search farther than the Lone Star state.I would also encourage you to go deeper into the South and Midwest. 

The school my kids go to would encourage them to tell any kids spewing that much nonsense to “walk away”

Most renters need to be managed, so if you have a reason to interact with the tenant on a regular basis, then great.
