Don't put a free and clear million dollar property in the same LLC with a cheap duplex, but it's probably okay to have a few SFRs in each LLC.

This job is not cheap and we aren’t sure if this will fix the two issues we have now… we originally thought our gut renovation would’ve addressed everything from the foundation and above….

This building needs a ton of work but I feel like it’s a great place to run my business and it’s cheap for NJ like 200k.

I think there are a decent amount of areas where you can find a cheap place still, although it is competitive! 

An expensive contractor is often cheaper than a cheap contractor.
