Does anyone have any connections to anyone at "Associated Bank"?

Trust me when I say I understand the value and appeal of the wholesaler but I can't wrap my head around it completely.Wholesaling seems like a TON of work and a lot of heartache.

I'm looking for some advice on how to start my REI career in Northern Virginia and reading through all these options has my head spinning a little.

I do not see how you can get a Warantee Deed.Also, The original owner does have 5 years to pay the tax off and redeem the property and according to the National Tax Lien Association, 99% of are in fact redeemed by the property owner.

Justin, connect with one or both landlord associations in central Ma - the Worcester POA and the NWCLA are two.

You can still be an "associate" broker under a principle broker and do the split and be treated like a current sales person.Some board of Realtor members frown upon a licensee "assigning" contracts.

thanks @Eric Black I figured as much, but was headed to work so thought I'd see what you all were thinking.

So the book basically turns that way of thinking on it's head.

There are specific rules covering this.I have been allowed to write off deductible amounts higher than that as an expense and passed an IRS audit but off the top of my head I can cite the rule.

I am going to check one out tomorrow and I feel like I am in over my head but I have been doing reading and the deal looks good but that is all subject to change tomorrow when I look at the actual park and talk with the manager and review the books etc.Thanks Paul
