Alabama is right next door to a property I own in FL, but I am also seeking some geographical diversity.It has been interesting for me to learn about all of the dynamic growth happening in certain areas of the country, as business and populations move to areas where they are "treated the best."

Of course there are "no-DSCR" products out there (that allow negative DSCR) or conventional loans which would allow your personal income to make up the difference here but at the end of the day I don't suppose you're looking to leverage this up to 75% LTV and come out of pocket a few grand a month. yes based on al of my rough numbers i am having to run, things go inverse.

The house was a L/O but the people up and left without notice so now he's stuck with a property that's not making him money.

In a nutshell, I am purchasing turnkey rentals in Alabama and Missouri. 

This may not be permitted by way of policy for Fannie, Freddie, et al., however it works that way around my companies.
