Also, as Jon said I use Bank of America bill pay to pay all of my mortgages...this was probably one of the best things I did, because it saves me a ton of time and I no longer have to spend time writing checks.

Had the end buyer write up a contract to buy directly from seller subject to my PA (or option) being released.I then had the seller pay me off with a note and TD on the property which was paid off as a lien in escrow.
