The gurus will tell you that $100/mo positive is a great deal but it's not when the managers churn tenants to get the 1st month rent fee or something major craps out on the house and you don't have the capital reserves for it - or, worse, like internet dating, the pictures of your property looked awesome but the work was never done!!

dont get this kind of advice from the internet.. contact the regulators in your state.. describe what it is your actually going to do and they will let you know whats required.for instance in many states no license required for commerical non owner occ.but that are 10 to 15 states it is required.. so it cost you NO money to check with your state and get the straight scoop.

That means rent is $300 for myself, then $50 for electric, $50 for water, $50 sewage, and $50 for internet, then I'm looking at $500 it will cost me, which is what I'm currently paying in rent now.When I move out in a year, I could rent my side out for $500, and they would pay their own utilities.
