TBH, I probably wouldn't even travel a few hours away until it was under contract with an inspection clause so I could get out of the deal if things look ugly when I go see the house with my inspector.

Hi Devyn,While you are saving your money watch the market.I don't think chasing the market up is ever a good idea.Covid-19, elections, fewer people traveling to NYC to work every day, low-interest rates we have a lot going on.Make contacts, learn the markets you are interested in, save money.Once the run on properties passes you will be ready.Good luck - Darren

There is a lot of research that needs to take place and a few things you'll need to get set-up before you even start making offers.You do have an advantage though because you can take your California-dollars to a new, more affordable market, and make those dollars go further and work harder for you.To start out though, narrow down your options - take a look at markets you may be most comfortable with; perhaps you have family living in a high-appreciating midwest market that would make traveling to the state more convenient - or you have friends who just bought a home in the south-east that may be able to assist with providing you local insight on neighborhoods?

For example, our hotel in Catalina Island, CA is hitting 95%+ occ every week, whereas the one in Monterrey is down in the 60%'s (20% points worse than same time last year).I think it has to do with how impacted that market is due to air travel restrictions.
