This book was pretty much a text book that teaches you to buy value add (BRRRR) deals and then refi/sell them to trade into bigger deals.

There are a lot of great deals that have traded recently on the MLS in my sub market here in Chicago, and I know a lot of investors doing well on the MLS. 

@Rob Forest It does not require any special skills any decent handyman can handle it especially if they have done it before and many will have.

It's a trade off.

A bank or a private lender or a hard money lender will give you money for a trade-off of a high interest rate and collateral in the property, but most people are asking for someone to partner with them without giving any background as to what they (the asker) bring to the table in the deal.What skills do you have that can help an investor out and develop a relationship that could end up in some form of a partnership down the line?

There's a lot of talk of moving stocks and bonds to the Blockchain as security tokens, I don't see why REI trusts/funds (especially if they are publically traded) would be any different.

Do you have the time and the skills to do it on your own?

I'd be able to live alone, continue to build my rehab skills/knowledge.

Minimizing taxes is more of an accountant skill
