Ready for a second deal, I have come across a private sell in a slightly sub-par area of town (I would guess C to C- neighborhood) close to the older down town/industrial district (I live in Hobbs, NM, an oil and gas town hugging the west Texas border).

Go to town hall and get business cards at the auctions most everyone that buys on the steps wholesales.

It depends on the level of the broker and their network.I have thousands of commercial retail property owners built up over the 15 years in business nationally.

My wife and I built up just about $10k in personal emergency savings before buying the property but thats personal so I’d rather have some additional right?

Through shear dumb luck, I found a property in a decent area of a b- town  very close to an A town, Mostly it needs cosmetic work, although it will need new plumbing, too.

This property caught my eye for several reasonsmostly because I drive by it frequentlyit offers a commercial space, apartments, and mobile home lotsit's close to my other investments and where I liveI feel like this is an area ready to grow (it's the non-interstate link from big town to small town)it's not so expensive I can't find a way to do the dealI've been investigating mobile home investing lately, and this is one way to learn thatI don't have a physical office space for my business, and this would lend credibility to my business (and allow me to have high-speed internet, which I can't get currently)I can use an apartment and rent my SFR for morethe mixed use feels like diversificationI wouldn't be surprised to see an investor try to buy this and several other spaces up for a large developmentI see potential in possibly converting the mobiles to tiny houses and increase rents accordinglyI'm not in love with the deal, but a couple of those reasons would sway me to consider a less-than-great deal, for non-financial reasons.The numbers really look not very good, and it looks like a bad deal as it sits, considering I'm adding 1000 in rent increase and no rehab in this scenario. 

and your group is all going to be life long renters because you don't want to won real estate and you want to live down town walk to the pubs and resturants.. at least that what people think these days.. and I am sure for a time.. but then life happens.

This house was built in 1920 so it’s either they stuck with coal until gas lines were installed, they had above ground tank and they removed all the piping, or they removed the tank long time ago (town doesn’t have record of tank removal permit) or it’s somewhere under the front porch which is reinforced concrete porch.
