It all boils down to whether you trust the person handling your money.You know, I always found that aspect about the Madoff story the most troubling too...the fact that you could have done some decent due diligence on the guy and he probably would have come out clean.

You may be able to avoid these costs for the first few years you invest by purchasing wisely and inspecting your purchases with a fine tooth comb; however, over time you will have to incur costs to maintain  your inventory - roofs develop leaks, furnaces and hot water heaters fail, angry or malevolent tenants destroy windows, floors and doors, galvanized plumbing fails, etc.

The topcoat on the Rustoleum is what will keep the scratches from damaging the color layer and looking bad, so if it is thick and hard it might hold up fine in a light traffic area.

Unless you are talking about some hideous 70's setup, most of the time you can work with solid color tiles - regardless of the color - by fashioning the room around the tiles.
