I'm not saying this is you, but most people seem to forget that a well paying W2 paired with a smart expense reduction/cost of living reduction strategy is probably the most powerful REI tool out there.

What I am really struggling with as I develop my strategy is; why would anyone finance a deal vs paying all cash (assuming you have enough cash resources of course).As an example, assume a turnkey house costs $200,000 and rents for $1800.

Private money can be expensive; it would be best to have an exit strategy.

I don't really see alot of investors doing STRs in Memphis, although it is done.. it's not the most lucrative strategy.

I'm in the early stages of planning and developing my strategy.
