In a year or two, move on to something better, and repeat.

I work with very competent people and if I were doing something wrong they would let me know.  

Mini splits are something to consider.

Apparently the listing agent didn't think it was something us, as the buyers, should've known for whatever reason. 

I don't know if you have a full pipeline of deals or something, but unless you have a ton of volume of solid CRE deals, most lenders are not just going to be available or out there the way residential lenders are because of the different types of lenders, and then the subset of focus from each of those lenders (there are many lenders that play in the same sandbox but don't have the same appetites). 

Just something to think of. 

Is there a software that people are using to determine if something is an A class neighborhood or D class neighborhood?

On FSBO's I only tell them I'm an investor if they ask how soon your looking to buy or something like that, then my response is "I'm considering this as an investment".
