Just pointing out a one size fits all answer probably wasn’t appropriate to describe underwriting requirements without more details.

Not shabby rent for the size....but our landlady paid $299K.

I realize doing any kind of development of this size (or any size for me at this stage) will require partnership with more experienced developers in my area. 

Another thing to think about with a property of that size if you haven't done similar projects the finishes and everything in the home must be top notch, which many times can get a lot more expensive than you anticipate. 

@R.P - Typically if you go to medium to big size banks, they ask for 12 month ownership before able to refinance the loan.

Rents range from about $950-$1200, depends on size, features, location, yr built, association amenities, etc.

About $150 at HD & an hour or so to install; they will make it to the exact size you need; just get an inexpensive Jeld-Wen window.  

This traditional knowledge is that you should invest in mutual funds or commodities and in 20 or 30 years, it could lead to a size-able bank account.

Very nice sized lots in your neighborhood that's for sure! 

Unless you did all those items upon your purchase, you will will have to do what is called a Cost Segregation Study which can be cost prohibitive for SFR.I have a chart posted until resources that anyone can take a look at to see examples.Rental Depreciation Chart Class Life
