I am closing on a multifamily in Clover in a few weeks.

We got an offer on the house in the first week and was able to do a 1031 exchange and purchased a  multi-unit apartment building that generates more cash flow than the  original house ever did PLUS  we can sleep at night knowing that the property is in good shape and not about to fall down on our tenants! 

@Matthew A Brady If your father is going to sleep there the majority of the week, I suspect it can be argued that the property will be his primary residence allowing him to qualify for a Fannie Mae loan with only 3% to 5% down.

Build long term wealthI have been listening to the BP podcast for about 2 weeks now and picking up a lot and not slowing down!

Ok. but just to be clear Im adding three, so its a total of six.

Read books, listen to podcasts (I just did a 16 week apartment investing series on Pillars of Wealth Creation podcast), hire a coach, attend conferences, attend boot camps. 

I have some health issues flaring up this week that make me unable to reliably sit and focus so I would be afraid to waste your time right now (I started writing this message yesterday for example and suddenly had to go lay down before I could finish).I would love to take you up on that though once my health stuff hopefully settles down again.The quote about the quitclaim deed was a website where the county lists the properties for sale, not actually on the Ada county website (I don't think I ever saw the word "quitclaim" on the Ada County site) - but I did find on the Canyon County (right next door to Ada county, I actually live in Canyon):"For each property sold, the County will transfer its interest by quitclaim deed without warranty or representation."  

Closing is in 3 weeks.
