A valid drivers license is required as proof of residency.2) You need some major repairs done that you don't want to get ripped off over, because you're not local and/or don't know a phillips from a flathead.3) You have no clue how to spot application fraud4) Professional tenant you failed to properly screen stops paying rent, referencing local laws you have no clue about.5) Tenants abandon your property and you don't find out until city contacts you that they shut off the water at the street because neighbor called about water leaking out of your house and running down the driveway (true story).

Due to these uncertain times, I'm nervous to put a good chunk of my cash reserves into my first investment.Ideally I would like to get a traditional loan with a hefty down payment as a safe option, while I learn the ropes of my first investment, however, I'm worried that my current employment situation would not allow me to do this.I am currently furloughed and my husband is an independent contractor (due to covid restrictions in our region we have been forced to shut down operations).What are my lending options since we don't have "job security" on paper.

I make sure the water/sewer bills are in the tenant's names so that if they don't pay, they will get shut off.
