Putting aside any less desirable  aspects of your note, if it has been performing for over a year I would think it is worth more now than it would be if you refinanced and then tried to sell with little or no payment history on the new note.

I am particularly struggling with the aspect of managing contractors and details regarding private financing and refi, and finally, of course, finding deals. 

@Michael Ealy has the best response focused on the business aspect (his success makes this obvious).Emotion should be put aside and a realistic view of what interests you specifically in the business should guide your decision.

I pretty much have an in house team for just about any aspect of renovating a house including abatement services!

Doesn't hurt to ask, but I haven't found HCIDLA helpful in any aspect, ever.HOWEVER resident managers have their own sets of rules that I'm not well versed on because I self-manage.  

You may not know the mechanical aspect of how to get it there and that's ok.

Which has led me to start looking at the Beech Grove area which scares me in some aspects because there are some rough neighborhoods as you get closer to Indy.
